Terrain Checks Before Buying Rural Land
Seven things you can measure about a lifestyle block or rural property from your desk, free, before you spend money on the things you can't.
Rural due diligence has an expensive half and a free half, and most people start with the expensive one. Soil tests, geotechnical reports, surveys, LIMs and legal review all cost money and take weeks — and they are worth every cent on the right property. The trick is knowing which property that is.
The free half is terrain. Since the LINZ National Elevation Programme flew most of the country with 1 m LiDAR, the shape of the ground on nearly every New Zealand property has been public, open-licensed and measurable to within tens of centimetres. That answers a surprising number of the questions that decide whether a block works — and it answers them before the auction rather than after.

Run them in this order. Each one is quick, and the early ones will disqualify blocks before you bother with the later ones.
How much of it is actually usable
Listings quote hectares. What matters is how many of those hectares you can drive a tractor on, build on, or graze safely. Run slope across the title boundary and read the distribution rather than the average — a block that is half flat terrace and half 30° face averages to a number that describes neither half.

Aspect decides sun, frost, drying, pasture growth and how a house feels in July. Look at what proportion of the block faces north, and specifically whether the flat, buildable ground is on a north face or a south one. This is the single most common thing buyers notice too late.

Overland flow paths show where water crosses the property in heavy rain, and the catchment above a point shows how much land is draining onto it. Flat ground at the bottom of a large catchment is flat for a reason. Pair this with your regional council’s flood maps.

Closed depressions — low points with no outlet — are where water ponds after rain. On paper they look like nice flat paddock. Finding them before the auction is considerably cheaper than finding them in August.

Draw a line from the road frontage to each candidate building platform and read the profile. This tells you the access grade, whether a gravity connection for services is possible, and roughly how much driveway you are paying for. A 12% average grade over 300 m is a different proposition from 12% concentrated in one 40 m pinch.

Put a point at each candidate platform and run a viewshed to see what is visible from it — and, just as usefully, what can see it. Moving a platform 30 m along a contour often changes the outlook completely, and it is far easier to test that now than after the concrete is poured.

Generate fine contours and look at their shape. Unnaturally straight, evenly spaced lines usually mean cut and fill — an old terrace, a forestry track, a filled gully. Hummocky, irregular contours on a slope can indicate historic slip material. Neither is necessarily a problem, but both are worth asking about.

Two properties of the elevation data decide how much weight any of the above can carry, and both vary by location.
Resolution. Where 1 m LiDAR exists, all seven checks are reliable. Where it does not, elevation falls back to the national 8 m DEM, which LINZ describes as suitable for cartographic visualisation only and explicitly not for terrain analysis. On 8 m data, slope on gentle ground and any fine drainage detail should not be trusted. Remote back-country blocks are the most likely to fall in this category — which is unfortunate, because they are also the ones you can least easily walk.
Age. The model is a snapshot of the ground on the day it was flown, anywhere from 2008 to now. Earthworks, forestry, slips, dams and river movement since then are invisible. If a listing mentions recent development, check the capture date before drawing conclusions from the contours.

The property report runs the whole set over a title boundary and returns a multi-page PDF — hillshade, contours, slope and aspect breakdowns, elevation statistics — worth having in the file when you talk to an agent, a bank or a designer.
What elevation data cannot tell you
Being clear about the limits is what makes the rest of it useful. The ground surface is one layer of a rural purchase and there are several others it cannot see:
- What is under the surface — soil type and depth, groundwater, rock head, historic fill, contamination. Decisive for foundations, effluent disposal and productivity, and entirely invisible in a DEM.
- Legal matters — title, easements, covenants, esplanade strips, forestry rights, water take consents, existing use rights.
- Regulatory overlays — district plan zoning, natural hazard designations, significant natural areas, heritage and wāhi tapu. Your council's GIS viewer and a LIM cover these.
- Services — power capacity, connection distances, broadband, water supply reliability.
- Recorded flood history — elevation shows where water would go; regional council hazard maps and a LIM record what has actually happened.
Used properly, the terrain pass narrows a shortlist and sharpens the questions you take to the professionals. It is not a replacement for them.

What should I check about the land before buying a lifestyle block in New Zealand?
Before you spend money on professional reports, there are seven things you can measure from public elevation data: how much of the block is genuinely workable versus steep, which way it faces, where water flows across it and where it ponds, how much fall there is between the road and a potential house site, whether the access grade is drivable, what a house would see from each candidate platform, and whether the ground shows signs of past earthworks or slips. All of them come off the LINZ 1 m LiDAR elevation model, which is free and public.
How can I tell if rural land floods?
Elevation data will not tell you a property has flooded, but it tells you where water goes, which is the physical basis for whether it can. Run the drainage tool to see overland flow paths and catchment areas across the block, and look for closed depressions — the low points where water collects with nowhere to drain. Combine that with your regional council’s flood hazard maps, which model actual events, and with a LIM. Elevation shows the mechanism; the council maps show the history.
Does aspect really matter when buying rural land?
A great deal, and it is one of the most common regrets. In New Zealand a north-facing slope gets sun through the day, dries out, grows pasture faster and makes for a warmer house. A south-facing slope of identical gradient stays cold and damp, holds frost, and in a Central Otago or Southland winter may get very little direct sun at all. Two blocks a kilometre apart with the same price and the same contour can be quite different places to live and farm.
How steep is too steep for a lifestyle block?
It depends what you want to do with it. Under about 15° most of a block is workable with a tractor and buildable with conventional methods. Between 15° and 25° you are into stepped or pole foundations, retaining, and machinery limits. Above 25° the land is generally scenery, bush or retired rather than productive. The useful number is not the average slope but the proportion of the block in each band — a 20 ha block that is 60% under 15° is a very different purchase from one that is 20% under 15°.
Can I check all this before making an offer?
Yes, and that is the point of doing it in this order. Slope, aspect, drainage, access grade and views can all be measured from your desk in an afternoon, at no cost, from public data. Soil tests, geotechnical reports, surveys and LIMs cost money and time. Running the free checks first tells you which properties are worth paying to investigate, and gives you specific questions to put to the agent and the vendor rather than general ones.
How old is the elevation data, and does that matter?
It varies by area — LINZ surveys range from 2008 to the present. It matters for anything recent: a terrace cut in 2020 will not appear in a 2014 survey, and neither will a new dam, a forestry road or a slip. Check the capture year for the property before you draw conclusions about earthworks, and treat the data as a picture of the ground as at that date.
Is this a substitute for professional due diligence?
No. It is the free layer that comes first. Elevation data cannot see soil type, groundwater, contamination, consents, easements, title restrictions, water rights or effluent disposal suitability — all of which can decide whether a rural purchase works. Use it to shortlist and to arrive at the professionals with better questions, not to replace them.
